Before a project is listed on CrowdProperty’s platform, the project and the people behind it go through a rigorous due diligence process. Our team of experienced property experts ensure it meets the highest standards.
Once a project has our stamp of approval it is listed on our platform. Investors can choose which projects they want to pledge towards.
Once the project is fully funded and legal completion takes place, we call for Investor funds to be transferred to the Trustee's Cash Account. The total Pledged amount to the Project Loan is transferred to the Borrower's account and work then starts on the project.
CrowdProperty monitors the project to ensure the project is progressing as planned. We send regular updates to the Investors.
Once the project is completed and sold or refinanced, Investors are paid back their capital and up to 8.5% p.a.* interest. No fees are taken from the Investor. See Information Memorandum for more information on fees.

A ‘first mortgage security’ gives CrowdProperty the legal right to take ownership of a property in the unlikely event a property professional defaults on their loan repayments. first mortgage security is the highest level of security and gives CrowdProperty all the rights a mortgage company holds. We have first mortgage security on every project listed on our platform. This is an essential, non-negotiable criterion to ensure your funds are safe.
Our in-house property experts thoroughly assess each project proposal. We scrutinise the developer and any of their partners’ track records. Only the most promising projects, by the most experienced developers, receive an informal offer. CrowdProperty will only work up to certain loan-to-value and loan-to-cost percentages, and each project must meet our 20% profit-on-cost criteria.
Our in-house experts utilise almost 100 years’ industry experience to perform strict and rigorous checks on all project proposals. We work in partnership with borrowers until project completion. If a borrower were to default, CrowdProperty’s first mortgage security allows us to take ownership of the project. Here we would utilise industry experience to ensure the most suitable exit strategy was followed.
